The house has been restored to the highest standards using local craftsmen and traditional materials, and many of its original features have been preserved. Throughout, it is decorated traditionally and with many original paintings and antiques.

Handmade terracotta and travertine tiles cover the downstairs open-plan floors and upstairs is laid with warm antique oak. Traditional hand-painted doors lead into the two large bedrooms (one with luxury shower room) and a stylish main bathroom.

THE HOUSE
The old stone walls of the house, which in parts are a metre thick, are perfectly designed for the Umbrian climate, keeping the house cool in the summer months and warm in the coldest months of winter. A brand new central heating system can also be supplemented by, or substituted for, the more traditional, and romantic, wood-burning stove, with its own supply of wood in the cellar.

BEDROOMS
The bedrooms are furnished in a traditional style with solid chestnut and hand-painted furniture. The king-size brass and iron bedsteads have quality mattresses and are made up with the finest linen and choice of pillows. The staircase also leads on up to the attic which has been sympathetically converted, leaving original beams and stonework exposed.

KITCHEN
The traditional, solid chestnut fitted kitchen has a wood-burning stove and leads out directly onto the herb garden and terrace. It is generously equipped with top quality appliances including a SMEG 6-burner hob & oven, a top-of-the-range espresso coffee machine, in-built dishwasher, and a full range of quality crockery, cutlery, gadgets and utensils.

LIVING ROOM
In the cosy living room there are two large, luxurious sofas (one a double sofa-bed), a TV and DVD, a quality CD music system and selection of music, a wide range of reading material and maps, chess, card games and art paints.

CANTINA
In the cellar, you'll find a completely refurbished laundry with sink, washing machine and tumble dryer, a chest freezer and an extra fridge for those chilled drinks on the terrace! Further in, there's the traditional "legnaia" or woodstore, which also serves as the "cantina" or wine cellar.

GARDEN
The newly-laid terrace, with its truly spectacular views across the valley and to distant castles, makes the perfect place for dining "al fresco" in the shade of a vine and jasmine-covered gazebo, and there are comfortable sunloungers for relaxing on the lawn in the warm Italian sunshine or enjoying the glorious sunsets over the hills on the Umbria and Tuscany border…
